Properties may use low tech, no tech or passive tech for heating, cooling, ventilation, energy sources, filtration systems and etc. Properties must be in good condition and have a positive cash flow after all expenses. Tenants must already be in place. They may be under lease or under a month to month agreement.
PURCHASING METHODS
Ideal purchasing methods include nonqualifying assumable mortgages, seller financing or owner will carry, seller holds paper, installment sale, equity investors, barter and trade of goods and services, and other creative methods that allow the deal to close. Any ideas you might have to facilitate the close will be welcomed. Sellers when you contact me, be negotiable, flexible and above all Cooperative. Have you had deals fall through because lenders backed out, lenders took three months to close, or your realtor was looking after their bottom line and not yours? Or, due to recent Russian sanctions, credit defaults, layoffs, airline cancellations/delays or other economic events have your Buyers disappeared? Be Ready to sell. If you are not strapped for cash or are strapped for cash but are willing to take Down Payment in installments or willing to finance 100% or do a lease to own option, we can get started from there.
